Years in the field create a practical familiarity that is difficult to acquire any other way: what deserves a closer look, how properties change over time, and how to turn what is observed into a useful record.
That experience spans residential, rural, farm, commercial, complex and high-value properties, including architecturally significant homes. No two properties are identical. That variety is part of what makes experience useful.

My Waypoint Property does not sell repairs, renovations or replacement products. The purpose is straightforward: attend the property, complete the agreed field scope, document what is observed and provide the agreed deliverable.
That independence is intentional. There is no repair sales agenda, contractor referral arrangement or financial interest in recommending additional work.
Good field work should leave a useful record behind.
Structured observations, organized photography, clear property identification and professional reporting turn a site visit into something that can be reviewed, shared and retained.
Where prior property documentation exists, it can provide useful context for future assignments: what was present before, what has changed and what may deserve another look.
Every visit still records the property as it exists today.
